FHA loans in AZ, CA, CO, NM, NV, UT. Please check back as I am currently working on expanding to more states.

Minimum loan size: $120,000.
Residential lending only (not land or commercial).


HOW I WORK
I am busy, so I ask you to respect my time; and in turn, I respect your time. I do not pull a credit report up front, unless you don't know your score and need that to be done. I have no hidden fees, no hidden YSP, no junk fees. You get three choices for loan financing:

Choice #1: Par rate for one flat fee for my profit. Flat fee only, no additional processing fee, no commitment fee, no admin. fee, no doc draw fee, etc. The flat fee for par rate is $999. That is very fair and reasonable for all the work that goes into doing a loan.

Choice #2: Below par rate by buying down the rate by paying percentage points (origination fee). I'll show you 0.5% and 1% buy down points so you can select which payment you like best (when you're ready to lock in).

Choice #3: You can pay no percentage points, no origination fee, no lender fee. This allows you to get in with less cash out of pocket. I would get paid by YSP, and that is disclosed to you. No hidden, secret YSP.

In 2010, all loans are done electronically, so it is no different for me if you are next door or across the states. It is equally efficient and easy for me to provide you with a smooth loan process and timely closing. I can close purchase loans in as little as 21 days and refinances in 25 days, when neeed.

When you're ready to proceed, I take an application and collect the paperwork needed. We transfer information by email or fax. You will sign the final paperwork with an escrow company (West) or attorney (East) in your own area, so you have a neutral party going over each page with you, in person, as required by law. I review your HUD Settlement Statement before you go in to sign and have any errors corrected for you. I am a phone call away during your signing, if you need me.
